The University of Windsor (UWindsor) is inviting proposals from experienced and qualified
proponents to complete a major renovation of the 300 Ouellette building in downtown Windsor. The
scope of work primarily involves a ‘grey box’ renovation, which includes mechanical and electrical
system upgrades, along with preparing the interior for tenant occupancy. In addition, the project
includes the full interior tenant fit out for the YMCA, which will occupy the space. The future YMCA
location will house a variety of critical community services, including Newcomer Services, language
programs, orientation and settlement services, childcare, youth programming, and administrative
offices.

The selected proponent will be responsible for managing all phases of the project, from the initial
demolition and base building modifications and construction of the tenant spaces in accordance with
the design specifications provided by the University’s consultant. Proponents should demonstrate
expertise in both the requirements of the building shell renovation and the specialized fit-up to ensure
the spaces meet the specific needs of the YMCA’s service offerings. This project is intended to deliver
a functional, accessible, and welcoming facility that reflects the University’s commitment to
